Who handles guests at any time of day or night?

We do — every message, every check-in, every spilled glass of wine. You hear from us when something needs you, and only then.

What does Aluna charge?

We offer two tiers — Essential at 10% or Full Service at 15% of net monthly booking revenue. No setup fee, no listing fee, no surprise add-ons. Full details are on our List with us page.

Do you furnish the space?

We style and furnish gaps as needed — the curated, warm aesthetic that guests rebook for. You keep full ownership of everything. Our Full Service tier includes full furnishing by our design team.

Can I still use the property?

Always. You set the calendar blocks. We recommend a minimum availability so the numbers work, but your home stays your home. Blocking dates for personal use is straightforward through your owner portal.

How long is the contract?

Twelve months minimum. We invest meaningfully in design, photography, and listing setup up front, so we ask for a year to make the numbers work for both of us. Renewals are annual at your option.

Is short-term rental legal in Toronto?

For your principal residence, yes — with a city registration and a few rules around occupancy. We handle the registration and keep your home compliant. Non-principal residences require a separate licensing process that we can guide you through.

How do I get paid?

Monthly, by direct bank deposit or e-transfer. You receive a detailed statement showing gross bookings, Aluna's fee, cleaning costs, and your net payout. A CRA-ready annual summary is provided each January.

What about property damage?

Every booking is backed by Airbnb's AirCover for Hosts (up to $3M CAD) plus Aluna's supplemental host protection. You will never pay out of pocket for guest-caused damage. We handle all claims on your behalf.

How quickly can we get listed?

From signed agreement to live listing is typically 10–14 days, depending on the extent of styling and photography required. If your property is already furnished and market-ready, we can move faster.

Do you list on platforms other than Airbnb?

Yes — all Aluna properties are listed on Airbnb, Booking.com, VRBO, Expedia, Hotels.com, and our own direct booking site. This multi-platform approach typically increases occupancy by 12–18% compared to Airbnb-only listings.
